We have a really interesting topic for everyone today. We have tips for first-time home sellers. Not first-time home buyers, but first-time home sellers.

So, if you bought your first home not to long ago and now, you're thinking about selling it, what are some of the things that you need to be aware of before you put your home up for sale? We’re sharing few of these tips for some of the first-time home sellers out there.

When we meet sellers, one of the most important questions I want to know is what is their motivation, timing and motivation. Why are they selling? What do they want to do? What's their plan and what kind of timeline are they looking at?

Number one is understand why you're selling. 

Understand why you're selling. And then number two is you want to talk to a real estate agent. You want to start interviewing real estate agents, making sure you're hiring the right person to work with you. 

Number two is seek out, interview and hire the right real estate agent.

The right real estate agent, exactly. And then you want to talk to your bank. You want to talk to a mortgage broker and finding out why your options are. First you need to know if you have to sell first or you can buy first. So, find out your financial capabilities from a mortgage broker or from a bank and see what your options are for porting a mortgage or bridging.

There's a lot of misconception when it comes to this topic. We come across a lot of first-time home sellers, they have a different belief on how the process works. I think, instead of listening to other people or making assumptions just go to your bank or call a bank and ask them what your options are. What the terms of your mortgage, are you able to bridge it or port it? There's a lot of flexibility and the bank, they want to keep your business, so they'll be more flexible with you as a repeat customer rather than a first-time customer.

And then you want to start the decluttering process, getting your home ready. Depending on how quick you can get that done, so you want to work with your real estate agent to finding out how much time you need in order to get your house ready for the market. So, the right real estate will make sure he gives you the right tips in getting the most amount of money in your pocket.
