Some of the best real estate deals never make it to MLS. Either the realtors buy it, their VIP buyers buy it and if you're lucky, you get the leftovers. But if you're agent had access to homes that are not on MLS, then you would have the same competitive advantage that very few have. Where do you get the homes not available to the general public or MLS?
Today we're going to talk to you about how important it is for you to have a system to find the best real estate deals to be able to create cashflow for yourself. What are some of the ways that investors out there can do this without being all over the place or you know, just going all these hundreds of different real estate websites out there and having to talk to 10 different agents and get emails from like 10 different agents. How could they avoid all of these?
And like property searching has become a bottomless pit. Like you can literally be online for hours and hours and days and just completely confuse yourself. Like it really is a bottomless pit. Our suggestion is to find the right real estate team and the, the right, definitely the right group of real estate agents and real estate team that know the city, they understand cashflow. They understand investment properties and understand all of these type different types of properties that are available in the market, best locations. Maybe an agent that already has experience doing some of the things that you want to do so they can kind of walk you through it. You know, agents that have real estate deals that are not readily available to the public. You want to work with a team that has exclusives or private deals that you know, the really good ones that most investors want. That's the kind of team that you want to look for and that you want to work with. And those are usually the properties that are real estate agents by themselves.
You see that if you're only relying on getting access to properties that are on an alert, then you're only relying on anywhere between, you know, 60 to 80% of the inventory, which is great. But as an investor, if you're looking for the best deals, then basically if you're relying, if you're only sources that MLS, then basically the best deals, we'll sell them the first day and if they sell them the first day, guess what? You're competing with other offers. Now, sometimes that might not be a bad thing if it's a good opportunity, right? Like we're not telling you not to buy houses from MLS, but what we're telling you is that you need to make sure the relationship you build with the real estate partners are more than just giving you access to MLS. You need to get access to exclusive listings, hard to find deals. All the bank sales, distress sales are properties that are not on the MLS. That's absolutely right. There is a lot of really great properties on MLS. Like I have found many great investment properties on MLS, but there's a handful of them that are not on MLS.
Not to say, like you said, that you can't buy something ominous, but you want to expand your options. You want to make sure that, yeah, don't limit yourself. You don't want to miss anything, but you also don't want to go on this hunt. And the never ending search, right? Well, most important is something that you said is make sure that the real estate agent or team that's going to be partnering with you on this mentor is somebody who either has experience with these types of properties or who has done it before. Right? That's very important.
